The Ryse Residences is an integrated development situated at the Pasir Ris town centre and right beside MRT station. There will be a mix of 600 units consisting of 1- to 4-Bedrooms sitting atop a 3-story commercial podium. It will also have unobstructed views of the Pasir Town Park, beach and the sea.

Such a development will appeal to those looking for a more dynamic living environment with all the convenience at their doorstep, yet close to nature.

The developers for the project is Phoenix Commercial Pte Ltd in conjunction with Phoenix Residential Pte Ltd. Both companies are owned by a joint venture between Allgreen Properties and Kerry Properties and they are part of the Kuok Group of Companies controlled by Malaysian tycoon Robert Kuok.

The residential cum commercial development will be integrated with a bus interchange, a polyclinic and a town plaza. All of them will be linked to the Pasir Ris MRT station. This will offer residents a seamless connection to public transport services and amenities, as well as serving as a community focal point.

At the government land sale (GLS) for the site in December 2018, the bidders are required to meet HDB’s Concept Evaluation Committee’s (CEC) criteria of a quality development that seamlessly integrate amenities with well-designed public spaces. This is an effort to rejuvenate Pasir Ris under its “Remaking Our Heartland” plan.

Given the significant size of the integrated development, as well as its location in the town centre with a wide range of amenities, it is expected to be priced at a premium vis-à-vis other standalone private residential housing. This has been witnessed in other integrated developments such as North Park Residences in Yishun, Bedok Residences in Bedok, Watertown in Punggol and Sengkang Grand in Buangkok.

The appeal of these suburban integrated developments can be attributed to their easy access to transportation networks and the conveniences they provide. They also command higher rentals, which attracts investors.
